Hosting a Short-Term Rental in Truckee, CA: Everything You Need to Know

In the heart of Nevada County and a gem nestled amidst the Sierra Foothills is Truckee, CA. it’s a blend of adventure, relaxation, culture, and history that few places can rival. Today, I want to walk you through hosting a short-term rental and the rules that come with it.

Why Host in Truckee, CA?
Imagine your guests waking up to the crisp mountain air, sipping coffee overlooking serene mountain views, or hiking through our vast trails. Truckee offers endless outdoor adventures, historic sites, river fun, mountain biking, and of course, a bustling nightlife with craft beer, live music, and gourmet meals.

The Short-Term Rental Landscape
Currently, Truckee has a cap of 1,255 registrations for short-term rentals. As of October 13, 2023, all spots are filled, with 240 hopefuls on the waitlist. If you’re keen to join, you’ll want to understand the Three-Part Waitlist Application Process.

1. STR Waitlist Application Sign-Up Sheet
After signing up, the STR Division Staff checks if your property can join the waitlist. Once approved, you get an email with the next steps. Sign-up HERE >>

2. Waitlist Application
This is the meaty part! You’ll provide property, owner, and rental details, alongside a $100 non-refundable deposit. Your application’s review will take approximately 10-15 business days. You can check your waitlist position HERE.

3. Registration
Once you’re up in the queue, you’ll get notified to register your property as an STR. You have 30 days for this, post which the staff takes another 10-15 business days to review your application.

Who Can’t Join the Waitlist?

Certain property types can’t join the waitlist or get a new registration certificate. This includes Accessory Dwelling Units (ADUs), Junior Accessory Dwelling Units (JADUs), Multi-Family Dwelling Units, and Mobile/Manufactured Homes.

Also, a house must wait 365 days after a sale before the new owner can apply for the waitlist. Don’t jump the gun if your property is still under construction or has an active code case!

Wait…There’s More!
Yearly renewals are a thing! STR Transient Occupancy Registration Certificates need to be renewed annually between November 1st and December 31st. If you miss this window, you’re back to the waitlist. Renewals can be done HERE, and it comes with a fee of $481.
